Whoa! The buildout at 415 Richardson Place NW

See this new construction rowhouse at 415 Richardson Place NW, whose rear faces the BP gas station at New Jersey Avenue NW and Rhode Island Avenue NW.

Might this new construction rowhouse exceeds 60% lot occupancy?  If not, then it is close.
 
Note that the Truxton Circle/Bates area is not historically designated, so there is no required design review of new construction buildings.  (I acknowledge that some of you support required design reviews and some of you oppose required design reviews.)

In any event, what do you think of this new construction rowhouse at 415 Richardson Place NW?

  4. I thought no more than 50% of the back yard could be built upon, or is that only for an existing home addition? If you can do whatever you want with new construction, guess I would have to burn my house down, then build on 90% of my property.

  5. I don't like the front setback, but otherwise I don't see a problem. Really the issue is that the other rowhouses are tiny. That shouldn't be the owner of the new construction's problem...

  7. It's probably got some accommodations grandfathered in. That lot is basically in an alley, it's only like 13ft wide, and the other houses probably occupy most or all of their lots.

  8. Call it a 'Bates Area Bump'. There are a couple of these along 3rd St, P St., and NJ Ave. This part of Shaw has these more likely due to the missing historical protection.
