S2 Development's project at 30 Florida Avenue NW

Regarding 30 Florida Avenue NW -- an empty lot next to the Valero gas station at Florida & Q St NW -- the S2 Development team had indicated that some zoning variances would be needed in order to pursue its development project.  Then, the BZA application was withdrawn last week, which raised some eyebrows.

I spoke with the developer and he' is available to come to the site to discuss concerns related to the project and the adjoining alley either Wednesday or Thursday of next week. The developer met with zoning in March to review the plans to determine whether a variance or exception would be necessary. They were told a zoning application would not be necessary. If that changes, residents would have more leverage to negotiate for adjustments to the project that may allow for better access through the alley. Even it does not change there is no harm in sitting with them face to face to discuss alley access. I believe they have already responded to a written request from at least one neighbor. Let me know if there is interest in meeting with them and, if so, which day and time would work best.

During the meeting I questioned if a variance was needed not to have parking. The city requires a certain amount of parking spaces per number of units being developed. So if S2 is removing the parking spaces, my question was as to if a variance was necessary for that? I think they may need a

Hi,

I attended the last BACA meeting and believe that I recall you mentioning that S2 does not need a variance for their parking. Is that true?

If so, is there any other forcing mechanism to elicit change/dialogue? Our neighbor has or forward a novel idea about how to allow the trash pickup to occur in the back of our homes (through the alley) instead of allowing garbage bins to pile up on the sidewalk and we'd like to determine if we have a chance.
