revisiting: Maedwell Companies "The Denizen" project for the 1600 block of North Capitol Street NW in between Old Engine 12 and Pub and the People

Recall the Monday, 12/12/2016, Washingtonian article on Maedwell Companies’ grand plans for 1634 North Capitol Street NW – located in between Pub and the People and Old Engine 12? 

The project was called The Denizen.

Update:

The raze permit for 1634 North Capitol Street NW was never issued.

That has been no action or news on this project for a year now.

Note that Maedwell Companies now has an office at 1644 North Capitol Street NW.

Developer Maedwell Companies plans to break ground on a mixed-use project called the Denizen in DC’s Bloomingdale neighborhood during the second quarter of 2017. The developer’s president, Syga Thomas, tells Washingtonian exclusively that he’s in talks with potential cooking school and grocery tenants for the ground floor of the building at 1634 North Capitol St., NW. Thomas describes the grocery component as “a garden market” with fresh produce, prepared foods, and a large wine selection, similar to the Foragers Market chain in New York. He likens the culinary school to another New York business, Haven’s Kitchen. He says he envisions it hosting cooking classes for local school kids during the day, and private dinners and classes for adults in the evenings.
         
On the other side of a pedestrian walkway/courtyard area, Thomas plans to build a 4,000-square-foot co-working space, which Maedwell Companies will operate. He says it will likely include one-, two-, and three-person offices, rather than the open, communal working areas typical of other co-working concepts.

Upstairs, three floors of apartments will range from studios to three-bedrooms, all with ten-foot ceilings and floor-to-ceiling windows. Residents will have access to a shared rooftop terrace. Thomas says he expects pre-leasing to start in fall 2017. Pricing has not been finalized.
                           
The Denizen will be located between Old Engine 12, the historic firehouse converted into a restaurant in 2014, and the Pub and the People restaurant and bar, open since spring 2015. As Bloomingdale’s restaurant scene around 1st St., NW and Rhode Island Ave., NW thrives, Thomas says he anticipates North Capitol Street will continue to evolve into a destination, too.

                      
Shortly thereafter, a permit to raze 1634 North Capitol Street NW was filed.

Anything since then?

The developer still does not have a raze permit.  No raze application has been approved.

There are no plans for something new. 

The application for 1644 North Capitol Street NW is now for a cooking school.  Not sure if the street-level bagel place is still part of the plan.

regurgitating: the 2016 #OneFlorida trial balloon development project at North Capitol Street NW and Florida Avenue NW (that never received any traction...)

It is year-end, so perhaps a good opportunity to review some old suggested development projects that we have not heard much about lately.  

Below is an April 2016 promotion from J Street Companies for the Joe Mamo lot -- a retail-only project dubbed #OneFlorida.

Nothing ever came of it.  

One might assume that the project has been abandoned. 

But wait!  A Rappaport "retail space available" sign is now erected on the fence surrounding the Joe Mamo lot. 

Will a retailer step forward and offer to build a new construction building for retail in accordance with the most recent PUD?  Or would a retailer want to establish its own new PUD? 

Or would this be a by-right project, like the #OneFlorida project was presented to be?  That's my guess.

We shall see.








150 S Street NW DCRA Stop Work Order: "permit issued in error. Surrender permit to permit office"

Regarding 150 S Street NW, where the existing Eritrean church building is planned for razing to be replaced with four new construction contiguous rowhouses:

Be advised that a DCRA Stop Work Order was posted at the site yesterday.

The message is:

permit issued in error. Surrender permit to permit office .

Let's see what happens next.

hold placed on the raze permit for 150 S Street NW, as a result of the historic landmark nomination filing

Regarding the development plans for 150 S Street NW -- the Eritrean Church corner property at 2nd and S Street NW:

The property owner has announced plans to demolish the church buildings and build four new construction rowhouses, each rowhouse with two units.

Here is a snip of the raze permit application -- which is different than a raze permit being issued -- from this past August 2017:




It was announced here at the Bloomingdale Neighborhood blog on Friday, 12-22-2017, that a historic landmark nomination has been filed for the property.

It appears that the landmark nomination has resulted in having a hold placed on the raze permit for the site.

No raze action at 150 S Street NW for now.
