owner of 1845 North Capitol Street NE seeks zoning variance for three dwelling units; lot size less than the 2,700 square feet

I see this item in the minutes from the Monday, 05-06-2013, Eckington Civic Association meeting.

An item of potential interest to Bloomingdale residents.
Martin Sullivan, attorney for the developer, requested community support for a zoning variance for 1845 North Capitol Street NE.  The building was renovated from a 2 unit dwelling to a 3 unit dwelling.  Historically the building has been a 4 unit dwelling.  The owner/contractor will get additional information and current pictures to the community, so that ECA can vote on whether to send a letter of support to the Board of Zoning Adjustment.
The land area, according to the DC real property assessment database, is 1,311 sq ft.  So this property would not be eligible for three dwelling units as is.  A zoning variance must be pursued in order to obtain a C of O for more than two dwelling units.
