The developer of 1600 North Capitol Street NW has proposed a draft MOU, which will be presented and discussed at the January BCA meeting on Monday, 01-28-2019.


The draft MOU provides that the developer would agree to deliver 20% of the PUD benefits contribution now, in exchange for support for the HPRB application and future applications to entitle the project that are consistent with the approved/current plans. 

As set forth in the draft MOU, the balance of the benefits (80%) would also be provided at a significantly reduced schedule than required by the PUD. Here’s the draft MOU:

In 2006, then ANC5C passed a resolution in support of this PUD to include a community benefits package of $110,000. I am not sure where they lost $400 in the final number of $109,600, but a conservative estimate of that dollar amount today is $136, 583. 02.

The increase in value of the land is hard to determine, especially since the property has not received an increase in tax assessment since 2009. Can any Bloomingdale homeowners say the same thing? The proposed 2019 value again has not changed - $2,828,620. This is less than the combined price of two recent Bloomingdale rowhouse sales.

Fun fact - the recently sold and razed church property on S Street was valued at $3,140,680 in 2018 and is assessed for $3,116,520.

So... After 20+ years Mamo & his lawyers think we're complete rubes who can be walked all over and taken for granted. I guess we've given him no reason to think otherwise.

BLOOMINGDALE CAN NOT BE BOUGHT, BRIBED OR BELITTLED BY A DEVELOPER. THE DEVELOPER MUST THINK WE ARE STUPID. I VENTURE TO SAY HE IS DEAD WRONG! WE SEE THROUGH HIS RATHER OFFENSIVE OFFER TO GET QUICK HISTORIC PRESERVATION APPROVAL FOR A BUILDING THAT LOOKS LIKE IT BELONGS IN THE SUBURBS RATHER THAN IN BLOOMINGDALE.
